What is a Building Survey?

Once referred to as a ‘structural survey’, a building survey is a more detailed property appraisal. It is one of the most thorough surveys that can be chosen for residential properties, evaluating a property’s condition to a high standard. A chartered surveyor carries out this kind of survey.

A Level 3 Building Survey will cover most aspects of a property, outlining types of problems, why they have happened and whether they need repairing urgently. This kind of survey will cover areas of ongoing maintenance and how much individual repairs may cost.

Before you finalise your survey, make sure the surveyor is RICS regulated. This organisation provides guidance to surveyors, ensuring that the advice you are being given is accurate and from professionals who have been appropriately trained.

What is included in a Building Survey?

Once the inspection has taken place, you will be provided with a survey report, and potentially a valuation of your property if this has been agreed from the outset.

Only visible or accessible parts of the property will be inspected, such as windows and doors, walls and floors, roofs, chimneys and cellars, and garages or outbuildings. Manholes or cupboards may also be checked, but sealed roof spaces will not. Be aware that the surveyor’s ability to identify and inform the client of significant defects is a legal requirement. 

If you are concerned about a particular area of the property, let your surveyor know. A building survey is not the same as a HomeBuyer Report because it doesn’t follow a set format. Instead, the report can be customised to your needs. It’s possible that your surveyor might also value your property as they are carrying out the survey. If this is the case, you might not have to commission a separate mortgage valuation.

The Building Survey Report

The final report will highlight any defects uncovered, no matter how minor. Your surveyor will mention how such problems were caused, whether they need investigating further by a specialist and how much you could expect to pay for repairs. They are also likely to outline the consequences of not having the repair carried out.
