Level 3 Building Survey

A Building Survey, otherwise known as Level 3 Home Surveys, involves a detailed inspection of a property’s condition, including any permanent outbuildings. It outlines any potential or hidden defects of visible and accessible parts, offering information on why they have happened, whether they need repairing urgently, and what the prognosis is should they not be remedied.

It will also cover areas of ongoing maintenance and, if agreed from the outset, the cost of individual repairs.

Building Surveys can be tailored to your needs or specific concerns, so you can ask your surveyor for further investigations. You can also get detailed advice about certain situations, such as ones where the property is of an unusual construction, or you intend to modify the home by adding an extension, for example.

A Building Survey consists of a rigorous visual inspection of a property’s condition, followed by a detailed survey report outlining the surveyor’s findings. We produce our reports in the standard report format provided by RICS.

The inspection covers all visible and accessible areas of a home, including roofs, walls, floors, windows, doors, chimneys, cellars, lofts, garages and outbuildings.

Where practical, the surveyor will look inside cupboards, behind light furniture and under loose carpets or floorboards. However, they won’t carry out an invasive survey and try to access parts of the building that are inaccessible or sealed shut.

Additionally, a Building Survey reports on significant defects of a property’s structure and any evidence of subsidence, asbestos (where possible), damp, dry rot, mould, Japanese knotweed, and any other identifiable risks.

In cases where further investigation is needed to address particular concerns, the surveyor will provide expert advice in their final survey report.

Once the inspection of the property’s condition has taken place, you can expect the detailed survey report within 5 working days of the inspection date.
