What does a Building Survey involve?

A Building Survey, otherwise known as Level 3 Home Surveys, involves a detailed inspection of a property’s condition, including any permanent outbuildings. It outlines any potential or hidden defects of visible and accessible parts, offering information on why they have happened, whether they need repairing urgently, and what the prognosis is should they not be remedied.

It will also cover areas of ongoing maintenance and, if agreed from the outset, the cost of individual repairs.

Building Surveys can be tailored to your needs or specific concerns, so you can ask your surveyor for further investigations. You can also get detailed advice about certain situations, such as ones where the property is of an unusual construction, or you intend to modify the home by adding an extension, for example.

Who carries out a Building Survey?

A Building Survey is carried out by a Member of RICS (Royal Institution of Chartered Surveyors). This ensures that the advice you are given is accurate and from professionals who have been appropriately trained.

Before you book in your survey, make sure your surveyor is RICS Accredited, with the appropriate letters after his/her name, i.e. AssocRICS, MRICS or FRICS.

At CJ Bloor, we pride ourselves on the exceptional quality of our surveyors, all of whom are RICS Accredited professionals. Our team is comprised of carefully selected individuals who meet our rigorous recruitment criteria, ensuring that we maintain the highest standards of excellence in everything we do. Additionally, as fully regulated RICS members, we are subject to ongoing audits to ensure that our practices meet the strictest Quality Assurance standards.

What’s included in a Building Survey?

A Building Survey consists of a rigorous visual inspection of a property’s condition, followed by a detailed survey report outlining the surveyor’s findings. We produce our reports in the standard report format provided by RICS.

The inspection covers all visible and accessible areas of a home, including roofs, walls, floors, windows, doors, chimneys, cellars, lofts, garages and outbuildings.

Where practical, the surveyor will look inside cupboards, behind light furniture and under loose carpets or floorboards. However, they won’t carry out an invasive survey and try to access parts of the building that are inaccessible or sealed shut.

Additionally, a Building Survey reports on significant defects of a property’s structure and any evidence of subsidence, asbestos (where possible), damp, dry rot, mould, Japanese knotweed, and any other identifiable risks.

In cases where further investigation is needed to address particular concerns, the surveyor will provide expert advice in their final survey report.

Once the inspection of the property’s condition has taken place, you can expect the detailed survey report within 5 working days of the inspection date.

Using a Building Survey to re-negotiate the sale price

If the surveyor identifies defects, and the sale is in the ‘subject to contract’ phase, then these can be used as leverage to reduce the final purchase price.

Provided the Building Survey is carried out by an RICS Accredited Surveyor, the report can act as an important document to assist with your case.

However, there are other factors that may impact your ability to negotiate, such as the state of the market. House prices are determined by supply and demand, so if the market is strong with high demand for residential properties, you may find negotiating the purchase price more challenging. On the other hand, negotiations might seem a little easier during a falling market.

Why it's important to get a Building Survey

Buying a property is a huge investment, and it is crucial to ensure that you are getting the best possible deal. However, some buyers may be tempted to skip the building survey to save money, which can lead to dire consequences. Not getting a building survey done can be a costly mistake that can result in unexpected expenses and major headaches down the road.

Without a proper building survey, a buyer could be purchasing a property with hidden defects that could potentially cost thousands of dollars to fix. Structural issues, dampness, or pest infestations are just some of the issues that a building survey can detect. By skipping the survey, buyers risk purchasing a property that will require significant repairs or renovations, which can quickly eat away at their budget.

In addition, not getting a building survey can also lead to legal problems. If a buyer purchases a property without a survey and later discovers issues that should have been detected by a survey, they could be held liable for any damages that result from these issues. This could include costly legal fees and compensation to the previous owner or subsequent buyers. Don’t take unnecessary risks when buying a property – invest in a building survey to ensure that you’re making a wise investment.

How to find a RICS Surveyor

There are many different surveyors out there, so it’s important to be able to find a professional and approachable surveyor that you can trust.

Our blog can help you distinguish what makes a good home survey, but the most important thing is to check that the surveyor is RICS Registered.

Being registered with RICS means the Building Surveyors are obliged to assess a property according to objective, regulated market standards that are continuously reviewed.

Another way to source a surveyor is to search Trustpilot for reviews.

CJ Bloor are proud to have hundreds of 5-star reviews from our customers.
