When is a Help to Buy Valuation Required?

Help to Buy Valuations are required under the following circumstances:

Full redemption – this is where you pay your equity loan back in full, with or without selling your property.

Partial redemption – also known as Staircasing, this is where you pay back part of your equity loan without selling your property.

Property Sale – If you choose to sell your property against which your loan is secured, you will be required to repay your loan in full.

In any of the above scenarios, Target HCA will require a RICS valuation from you.

We are here to guide you through this somewhat complicated process.

Understanding the Help to Buy Valuation Process: Your Step-by-Step Guide

The Help to Buy valuation process is essential for homeowners who have used the Help to Buy scheme and are looking to sell, remortgage, or repay their equity loan. This process ensures that the property value is accurately assessed, so both the homeowner and the government have a clear understanding of the equity shares. Here’s a step-by-step guide to the valuation process:

Find a RICS accredited surveyor: To start the process, you’ll need to hire a Royal Institution of Chartered Surveyors (RICS) accredited surveyor. They will provide an independent, professional assessment of your property’s current market value.

Schedule the valuation: Arrange a suitable time for the surveyor to visit your property and conduct the valuation. Ensure the property is well-presented and any improvements or renovations are completed before the valuation.

Receive the valuation report: The surveyor will prepare a comprehensive report outlining the property’s current market value, taking into account factors such as location, size, and condition.

Submit the report to your Help to Buy agent: Within 3 months of the valuation date, send the report to your Help to Buy agent, who will confirm the amount you need to repay for your equity loan based on the valuation.

Proceed with your plans: Once the valuation is accepted, you can proceed with selling, remortgaging, or repaying your equity loan as per your plans.

Navigating the Help to Buy Scheme: Essential Insights for Accurate Property Valuation

An accurate property valuation is crucial to successfully navigate the Help to Buy scheme, as it determines the equity loan repayment amount. Here are some essential insights to keep in mind:

The role of the RICS accredited surveyor: A RICS accredited surveyor is a qualified professional who will provide an unbiased assessment of your property’s value. Choose a reputable surveyor with experience in your local area for accurate results.

Valuation validity: The valuation report is valid for 3 months from the date of issue. Ensure you act promptly and submit the report to your Help to Buy agent within this time frame to avoid delays or the need for a re-valuation.

Equity loan repayment calculation: The repayment amount for your equity loan will be based on the property’s current market value, not the original purchase price. For example, if you initially took a 20% equity loan and your property’s value has increased, you’ll be required to repay 20% of the new, higher value.

Consider partial repayments: If you’re unable to repay the entire equity loan, you can make partial repayments, also known as “staircasing.” You’ll need to repay a minimum of 10% of your property’s current market value in each instance.

Factor in additional costs: Keep in mind that there are costs associated with the Help to Buy valuation process, such as the surveyor’s fee and legal fees. Budget for these expenses to avoid any surprises.

Communicate with your Help to Buy agent: Maintain open communication with your Help to Buy agent throughout the process, as they can provide valuable guidance and support. They will also be responsible for approving the valuation and confirming the equity loan repayment amount.

Finding a RICS Valuer

When seeking a property valuation, it’s crucial to choose a reliable RICS Valuer for an accurate assessment. The Royal Institution of Chartered Surveyors (RICS) is a globally recognised body that regulates and trains valuers, ensuring their competence and reliability.

To find a qualified RICS Valuer, visit the RICS website and use their “Find a Surveyor” tool, which allows you to search for local professionals. You may also ask for recommendations from acquaintances with recent valuation experience.

In selecting a RICS Valuer, research their qualifications and experience, and verify their professional indemnity insurance to protect against potential errors. By carefully choosing a reputable RICS Valuer, you’ll ensure a fair and precise valuation of your property.

Still looking for help?

What is a Help to Buy valuation?

A Help to Buy valuation is a professional assessment of your property’s current market value, performed by a RICS accredited surveyor. This valuation is required when you plan to sell, remortgage, or repay your Help to Buy equity loan, as it helps to determine the repayment amount based on the property’s present worth.

Why do I need a Help to Buy valuation?

A Help to Buy valuation is essential because your equity loan is a percentage of the property’s value. The valuation helps calculate the amount you need to repay on your equity loan, based on the current market value of your property, allowing for a fair and accurate repayment calculation.

How do I find a RICS accredited valuer for my Help to Buy valuation?

To find a RICS accredited valuer, you can visit the RICS website and use their “Find a Surveyor” tool. This feature allows you to search for local RICS registered valuers, making it easy to locate a qualified professional to perform the valuation services you need. Additionally, you can ask for personal recommendations from friends or family members who have recently had their properties valued.

How much does a Help to Buy valuation cost?

The cost of a Help to Buy valuation can vary depending on factors such as the surveyor’s fees, location, and the size and complexity of your property. Generally, fees for a Help to Buy valuation range from £150 to £500. It’s essential to request quotes from multiple surveyors and compare their fees and services to find the best option for your needs.

How long is a Help to Buy valuation valid?

A Help to Buy valuation is valid for 3 months from the date of issue. You must submit the valuation report to your Help to Buy agent within this time frame to ensure the accuracy of the repayment calculation and to avoid potential delays or the need for re-valuation.

What factors do RICS valuers consider when assessing my property's value?

RICS valuers take into account various factors when determining your property’s current market value. These include the property’s location, size, overall condition, any recent improvements or renovations, and local market trends, such as comparable property sales in the area. By considering these factors, the valuer can provide a comprehensive and accurate assessment of your property’s worth.

Can I dispute my Help to Buy valuation if I believe it is inaccurate?

If you believe the valuation is inaccurate, you can request a second opinion from another RICS accredited valuer. You’ll need to provide evidence supporting your claim, such as recent comparable sales or information about any improvements that may have been overlooked in the initial valuation. Keep in mind that obtaining a second valuation may involve additional costs.

How is my equity loan repayment calculated?

Your equity loan repayment is calculated based on the current market value of your property, not the original purchase price. For example, if your property’s value has increased since you first obtained the equity loan, you will be required to repay the same percentage of the new, higher value. This ensures that the repayment amount is fair and accurately reflects the property’s current worth.

What is staircasing, and how does it relate to Help to Buy valuations?

Staircasing is the process of making partial repayments towards your equity loan, allowing you to gradually reduce the loan amount and increase your ownership stake in the property. Each repayment must be a minimum of 10% of your property’s current market value, which is determined through a Help to Buy valuation. This ensures that the staircasing repayment amount accurately reflects the property’s present value.

What happens if my property's value decreases?

If your property’s value decreases, your equity loan repayment will be based on the lower value. You’ll still be required to repay the same percentage of the property’s value as per your original equity loan agreement. This ensures that the repayment amount remains fair and accurately reflects the property’s current market value.

Can I use an online valuation tool for my Help to Buy valuation?

No, Help to Buy valuations must be carried out by a RICS accredited surveyor, as they provide a more accurate and reliable assessment of your property’s value. Online valuation tools may not consider all relevant factors and cannot replace the expertise of a qualified professional.

Do I need a Help to Buy valuation if I'm only remortgaging?

Yes, if you’re remortgaging and have an outstanding Help to Buy equity loan, you’ll need a valuation to determine the amount you need to repay or the new mortgage amount. The valuation will ensure that your new mortgage terms accurately reflect your property’s current value and the remaining equity loan balance.

Can I sell my property without repaying the equity loan?

No, you must repay the equity loan when selling your property. The Help to Buy valuation will determine the repayment amount based on the property’s current market value. This ensures that both you and the government receive a fair share of the property’s value, in line with the original equity loan agreement.

How can I prepare my property for a Help to Buy valuation?

To ensure the most accurate valuation, it’s essential to present your property in the best possible light. This includes cleaning and decluttering your home, completing any necessary repairs, and documenting any significant improvements that could increase its value, such as extensions or high-quality fittings. By preparing your property, you’ll provide the valuer with a clear understanding of its current condition and features, contributing to a more accurate assessment.

What should I do after receiving my Help to Buy valuation report?

Once you have the Help to Buy valuation report, submit it to your Help to Buy agent within the 3-month validity period. They will review the report, approve the valuation, and confirm the equity loan repayment amount. If you’re selling your property, you can proceed with the sale process, while if you’re remortgaging, you can use the valuation to negotiate new mortgage terms. If you’re staircasing, you can use the valuation to calculate the repayment amount and start the partial repayment process. In all cases, it’s essential to maintain open communication with your Help to Buy agent to ensure a smooth and successful outcome.
