Choosing the right energy assessor is not as easy as it sounds. It is important that the person has the relevant qualifications and experience to be able to complete your EPC accurately.

An inaccurate EPC could end up costing you money in the long run and may make your property appear less attractive to prospective tenants and purchasers.

You should always make sure that your Energy Assessor has the qualifications required to lodge the EPC on the Domestic EPC Register, the Commercial EPC Register, and the Non Domestic EPC Register.

We often find defective EPCs have been lodged because the Energy Assessor has selected the wrong type type of house construction, or a lower level of insulation than what is actually fitted. This results in inaccurate recommendations being made in the EPC certificate which can often lead to the property owner attempting to make improvement measures which are entirely unnecessary.

Another potential concern is choosing an energy assessor that is not fully insured to be at your property. When climbing into the roof space, the energy assessor could quite easily damage part of your roof, and if they are not insured, then you could be left with an expensive bill.

Finally, if your energy assessor is not fully qualified, you may find them sending you a replica EPC certificate which does not comply with current legislation. In essence, the replica EPC is not worth the paper it is written on and would be a complete waste of money paid by the property owner.
