If you need an EPC then it would probably be a good idea to take a look at our price list.

On average we carry out 15 EPCs in Manchester each week.

We complete Residential EPCs and Commercial EPCs – they are broadly similar apart from the non domestic EPC is more complex and therefore slightly more expensive.
What is an EPC?

EPC is short for Energy Performance Certificate. It is a certificate that shows how energy efficient your property is. It displays a rating, A being the highest , and G the lowest.

Since April 2018, you cannot let out a property if it has an EPC rating of F or G.

CJ Bloor Property Consultants are highly skilled at EPC Assessments.

We know how important it is for a landlord to receive an accurate EPC, together with good, professional advice.

We charge £45 for a domestic EPC with 1-3 bedroom.

We offer competitive rates, our commercial EPCs start from £125 and we do not charge VAT.

We offer discounts if you order more than one EPC in Manchester.

Our turnaround times are unrivalled.

We are able to issue an Domestic EPC within 24 hours of the EPC Assessment.

We can normally turn commercial EPCs around in 48 hours.

Remember, if you are looking for a commercial EPC for shop or an office, CJ Bloor Property Consultants are the EPC experts.

Choosing the right energy assessor is not as easy as it sounds. It is important that the person has the relevant qualifications and experience to be able to complete your EPC accurately.

An inaccurate EPC could end up costing you money in the long run and may make your property appear less attractive to prospective tenants and purchasers.

You should always make sure that your Energy Assessor has the qualifications required to lodge the EPC on the Domestic EPC Register, the Commercial EPC Register, and the Non Domestic EPC Register.

If you want to check if your property already has an EPC, then call us and ask us to use our EPC finder.

We often find defective EPCs have been lodged because the Energy Assessor has selected the wrong type type of house construction, or a lower level of insulation than what is actually fitted. This results in inaccurate recommendations being made in the EPC certificate which can often lead to the property owner attempting to make improvement measures which are entirely unnecessary.

Another potential concern is choosing an energy assessor that is not fully insured to be at your property. When climbing into the roof space, the energy assessor could quite easily damage part of your roof, and if they are not insured, then you could be left with an expensive bill.

Finally, if your energy assessor is not fully qualified, you may find them sending you a replica EPC certificate which does not comply with current legislation. In essence, the replica EPC is not worth the paper it is written on and would be a complete waste of money paid by the property owner.

CJ Bloor property Consultants are expert energy assessors.

We have been carrying out EPC Assessments for over 10 years.

We are fully qualified by Quidos Accreditation, and not only that, but we are regulated by the Royal Institution of Chartered Surveyors (RICS).

You can rest assured that an EPC completed by us will fully comply with current EPC legislation and will be an accurate reflection of your property’s efficiency standard.

Chris Bloor has been providing EPCs (Energy Performance Certificates) to all the main estate agents across Manchester since the legislation came into effect in 2007.

If you book your EPC with CJ Bloor Property Consultants we can offer you a special rate if your house or business premises, entering the market for sale or let, is located in Manchester.

We can do this due to the size of Manchester and the level of work that we undertake there.

By grouping together large amounts of EPCs we can offer a discount rate to our customers.

Furthermore, if you require a portfolio of properties to be assessed, then we can offer even more discount.

For example, if you have 5 or 6 flats located in the same apartment block, we would be able to assess all 6 for £200 provided the flats can be accessed on the same day. If they were assessed individually then the cost would be £45 each.

We will need to inspect each property. This doesn’t take long. It involves us taking some photos and measuring the property to find it’s size. We will also look at the boiler and we will check the loft for insulation. Our inspection is non invasive and normally takes around 15 minutes to complete.

We pride ourselves in the accuracy of our EPC Assessments. It is important that you EPC is accurate because an inaccurate EPC could lead to more costs being incurred by the property owner in the future. A badly rated EPC may also deter prospective purchasers in the future.

People sometimes wrongly assume that you can use an EPC generator instead of commissioning an EPC with a trained assessor. This is not the case. Always use a trained professional to complete your EPC, and if necessary, enter into an EPC contract with that person. That way the assessor will be under contractual obligations to complete the work satisfactorily. You can always check the EPC company on Companies House also should you wish.

People often ask us what the benefits are of having an EPC in place for your house or flat.

Firstly, it is a legal requirement to have an EPC lodged against the EPC Register.

Also, failing to provide an EPC to a prospective purchaser or tenant could lead to a penalty charge.

You can refer to our FAQ section for further information about the legal implications.

Notwithstanding the legal side of things, we are finding that EPCs assist tenants and purchasers when it comes to making a decision on whether to rent or buy a property.

With the rising cost of electricity and gas, it is becoming increasingly advantageous for our homes to be energy efficient thereby reducing the cost of living.
