Home surveys are an integral part of the property buying process. They provide essential information about a property’s condition, helping buyers make informed decisions about their investment. Home surveys are typically carried out by qualified surveyors who evaluate various aspects of the property’s structure, building materials, and overall state of repair. This process can help identify any hidden issues that may not be immediately apparent, such as damp, subsidence, or structural defects.

There are three levels of the RICS Home Survey: Level 1, Level 2, and Level 3. Moving from the most basic at Level 1 to the highly detailed Level 3.

Level 2 RICS Home Survey (Homebuyers Survey)

A Level 2 RICS Home Survey, previously known as a Homebuyers Survey, is a simplified version of the Level 3 Home Survey. The survey is designed to provide you with an overview of a property’s condition, highlighting any significant defects or potential problems that may affect the property’s value.  It is particularly suitable for more modern homes that haven’t undergone extensive alterations or renovations and are in relatively good condition. 

During the Level 2 survey, a qualified surveyor will conduct a visual inspection of the property, both internally and externally, looking for any signs of damage, defects, or areas of concern.

The surveyor will also inspect the roof space, if accessible, and any other accessible areas, such as the cellar. The surveyor will not go into as much detail as they would when producing a Level 3 Survey, e.g. they may omit detailed information about potential issues in the future. If agreed from the outset, the surveyor will also provide a valuation of the property.

Level 3 RICS Home Survey (Building Survey)

A Level 3 RICS Home Survey, previously known as a Building Survey, is a more comprehensive inspection of a property that provides a detailed report on its condition and any potential defects or issues. It is the most extensive type of home survey available and is typically recommended for older or more complex properties, or properties that have undergone significant alterations or renovations.

During a Level 3 Home Survey, a qualified surveyor will conduct a thorough inspection of the property, examining both the inside and outside of the building. They will look for any visible defects or damage, such as cracks, damp, rot, or subsidence, as well as any potential problems that may occur in the future.

The surveyor will also provide their expert opinion on any repairs or maintenance that may be required. The survey report will include detailed descriptions and photographs of any defects or issues identified, as well as advice on how to address them.
