A RICS Valuation is a professional assessment of the market value of property or land, taking a number of factors into account. It is often carried out for mortgage purposes, financial matters, government schemes, such as Help to Buy, building insurance purposes or as part of a building survey to ensure that the property is a sound investment.

Why do I need a RICS Valuation?

There are some situations that officially require a RICS Valuation. These include Help to Buy or Share Ownership scheme homes, which after a set period of time are remortgaged following a new valuation on the property. You will also need a RICS Valuation if you are obtaining a valuation for other legal reasons, such as probate purposes or when disputing Right to Buy claims.

What does a RICS Valuation include?

A house valuation begins with an external and internal inspection of the property carried out by a Valuer. They will make notes on the condition of the property and its key features. The Valuer will then go back to the office and carry out extensive research to establish the value of the property, in line with current market conditions. You will then receive a RICS Valuation report by email, which details the Valuer’s findings and a definitive value for your property. How long does a RICS Valuation take?

A RICS Valuation inspection normally takes between 20 and 40 minutes, however this can vary depending on the property. For larger properties, or properties with highly unique or complex characteristics, the valuation normally lasts longer than that. Once the inspection is complete, the surveyor will compile a report, which you can usually expect to receive within five working days.

What’s the difference between a RICS valuation and an estate agent’s valuation?

A RICS Valuation is carried out in accordance with RICS standards and therefore provides a more unbiased and independent view in regard to the property’s value. How long is a RICS Valuation valid for?

RICS Valuations are usually valid for three months from the date of the report. However, house prices are directly related to the state of the market, so it’s a good idea to get a property valued as close to the time you want to sell – particularly if the current market is volatile. If your valuation is due to expire, you can contact CJ Bloor within two weeks of the expiration date and we will undertake a desktop valuation. The desktop valuation will be valid for another three months.

The report is confidential to the client (you) only. You will receive the report by email and it will not be sent to anyone else.

Are RICS valuations accurate?

If your home valuation is carried out by a RICS Registered Valuer, they will combine an expert assessment of the property with extensive research of the market to ensure the valuation is correct and current. Although some valuations can be calculated online, a first-hand assessment of your home is much more likely to be accurate.

What is a RICS Red Book Valuation?

A RICS Valuation, as opposed to other sources of home valuations, ensures that the RICS Registered Valuer carrying out the assessment adheres to standardised, objective guidelines. For this reason, they’re often called ‘Red Book’ valuations, which refers to the Red Book published by RICS outlining the regulated set of rules and standards. This means that the value you receive is fair and accurate, as the Valuer is an independent and impartial party. This is particularly important for certain circumstances such as for divorce proceedings or probate for example.

Do I need a RICS Valuation for Help to Buy?

The Help to Buy scheme allows homebuyers to borrow up to 20% of the property’s asking price from the government. When it comes to paying back the loan, or selling the property, you will need to get a new valuation with the property’s current market value. The amount you pay back will be 20% of the current market value, which is why it’s important that the valuation is accurate.

Do I need a RICS Valuation for probate?

It is heavily advised that you use a RICS Registered Valuer to carry out your valuation for probate purposes. For probate, you must submit a valuation to HMRC, who will then calculate how much Inheritance Tax is to be paid on the property. It is the executor of the will who is responsible for ensuring the correct amount of Inheritance Tax is paid. Miscalculations can lead to penalties.
