What is a RICS Valuation?

A RICS valuation is an assessment carried out by a chartered surveyor who is a member of the Royal Institution of Chartered Surveyors (RICS). The purpose of the valuation is to determine the market value of a property or asset, taking into account factors such as location, condition, and other relevant factors. The valuation is usually required for a variety of purposes such as buying or selling a property, financing, or tax purposes.

The RICS valuation process involves the surveyor visiting the property to assess its condition and characteristics. They will then conduct research into comparable properties in the area to determine the property’s market value. The surveyor will also take into account any other relevant factors such as local market conditions, planning and zoning regulations, and any environmental factors that may affect the value of the property.

The RICS valuation report will include details of the property or asset being valued, including its location, size, and condition. It will also include details of the surveyor’s research and analysis, as well as any assumptions or limitations that may have been made during the valuation process. The report will provide a market value for the property, which can be used for a variety of purposes such as negotiating a sale price or securing financing.

Help to Buy Valuations

The Target Government Help to Buy scheme aids numerous individuals in purchasing their homes by offering a contribution towards the initial purchase. As a result, the government continues to own a portion of the property, and the buyer can choose to repurchase some or all of the Help to Buy share of the home during the redemption process. In such cases, a RICS valuation is necessary. Furthermore, if you plan to re-mortgage your home, you will also require a RICS valuation.

Target HCA is known for its strict evaluation standards, and CJ Bloor boasts a 100% success rate in meeting their criteria for the valuation report. By selecting CJ Bloor to perform your Help to Buy RICS Valuation, you can be assured that you are in safe hands.

Shared Ownership Valuations

Shared ownership homes can be a great way for first-time buyers to get onto the property ladder. However, as their financial situation changes, many people look to increase their share in the property or sell it altogether. In both cases, it’s important to obtain an accurate valuation of the property’s market value in order to proceed.

CJ Bloor has a wealth of experience working with Housing Associations that offer Shared Ownership properties. We understand the strict requirements involved in creating Valuation Reports for this purpose, and we are well-placed to assist you in achieving your goals. Our team of RICS-registered surveyors will carry out a thorough valuation of your property and provide you with a detailed report that can be submitted to your Housing Association.

Whether you’re looking to staircase and increase your share in the property, or you’re considering selling it altogether, our team can help you make informed decisions. Contact us today for a free, no-obligation quote and see how we can assist you with your Shared Ownership property.

Right to Buy Valuations

Council and housing association tenants who meet certain criteria have the Right to Buy their home at a discounted purchase price. The discount amount varies depending on the location, with a maximum of £87,200 across England (except in London boroughs, where it is £116,200). These figures increase yearly in April based on the consumer price index (CPI).

To apply for a Right to Buy, contact your landlord, who will send you an offer letter indicating the property’s market value and other relevant information such as its type, age, size, and condition. It’s advisable to obtain your independent valuation to determine the accuracy of the landlord’s valuation, as their valuer has a duty of care to their client, the landlord, not you. As independent RICS surveyors, we can help you challenge the landlord’s valuation if necessary and have aided many tenants in reducing their Right to Buy Scheme payments.

An independent RICS Registered Valuer’s Right to Buy valuation report allows you to verify your landlord’s valuation’s accuracy and fairness. Our report can be used as evidence to appeal to the District Valuer or challenge your landlord’s offer.

Probate Valuations

When someone passes away, their assets and possessions, collectively known as their estate, need to be evaluated to determine their total value. This process is known as probate valuation and it is essential to obtain a Grant of Representation, which gives the executor the legal authority to manage the estate. A professional probate valuation takes into account all of the deceased’s assets, including money, property, and possessions.

The purpose of a probate valuation is three-fold. Firstly, it helps to determine the accurate value of the estate, which is crucial for the executor to carry out their duties. Secondly, it assists the executor in evaluating whether the estate has sufficient funds to cover any outstanding debts of the deceased. Finally, it calculates the amount of Inheritance Tax (if any) that is due on the estate.

Dealing with the death of a loved one is an emotional and challenging time. At such a time, the last thing anyone wants is to be burdened with the complexities of probate valuation. Our team of professionals understands this and is here to help. We work quietly behind the scenes with minimal input from you to make the process as smooth and stress-free as possible. To receive a quick, no-obligation quote for a probate valuation, please fill out the form provided.

Matrimonial Valuations

A matrimonial valuation is a type of property valuation that is specifically conducted for couples who are going through separation or divorce proceedings. The purpose of this valuation is to determine the accurate value of the property that is owned by the couple, which can then be used in the legal proceedings to divide assets.

The valuation can be done on behalf of one party or jointly instructed by both parties. It is important to have an accurate valuation of the property in order to ensure that both parties receive a fair share of the assets during the division process.

Our team of Chartered Surveyors at CJ Bloor understands that separation can be an emotional and complicated time. Therefore, we strive to make the valuation process as simple and efficient as possible. Our surveyors will undertake a thorough inspection of the property and provide a comprehensive report, which will include details of the property’s condition, any defects, and the accurate market value.

In addition to providing an independent valuation, we can also offer expert advice and support throughout the separation process, including guidance on property division, property transfers, and any legal requirements. With our extensive experience in matrimonial valuations, we are committed to helping our clients achieve a fair and satisfactory outcome during this challenging time.

Private Sale Valuations

Selling a property to a friend or family member can be a daunting process, especially if you want to ensure that you’re selling at a fair market value. It’s important to keep in mind that if you sell your property for less than its market value, you could face financial and legal consequences.

At CJ Bloor, we offer a brief inspection of your property and provide you with a comprehensive report that includes an independent valuation of your property. Our report can help you make an informed decision by giving you an accurate idea of the market value of your property. This can help you negotiate the sale price with your friend or family member and ensure that you’re selling at a fair price.

Our inspection will cover important aspects of your property such as its size, location, condition, and any unique features that may affect its value. We’ll take into account any recent sales of similar properties in the area and other factors that could affect the value of your property. With our report, you can be confident that you’re selling your property at a fair market value and protecting yourself from any potential legal or financial risks.

Capital Gains Tax Valuations

When you sell a property, you may be liable for Capital Gains Tax (CGT) on any profit made from the sale. The amount of CGT you owe is based on the difference between the sale price and the original purchase price of the property. To accurately calculate the CGT owed, you need to know the property’s value at the time of purchase and sale.

At CJ Bloor, we provide a compliant valuation report that can be used to calculate your CGT liability. Our report will provide an accurate valuation of your property at a fixed point in time, which is essential for CGT calculations. We understand that the CGT process can be complicated and stressful, and our team is here to help make it as straightforward as possible. Contact us for a free, no-obligation quote.

Finding a RICS Valuer

If you’re looking to get a property valued, it’s important to find a reliable RICS Valuer who can provide an accurate assessment of your property’s worth. The Royal Institution of Chartered Surveyors (RICS) is an internationally recognised professional body that regulates and trains surveyors, including valuers, to ensure they are qualified to provide reliable and accurate property valuations.

To find a RICS Valuer, you can start by visiting the RICS website and using their “Find a Surveyor” tool. This allows you to search for RICS registered valuers in your local area, making it easy to find a professional who is qualified to provide the valuation services you need. Alternatively, you can also ask for recommendations from friends or family members who have recently had their properties valued.

When selecting a RICS Valuer, it’s important to do your research and ensure they have the appropriate qualifications and experience to provide an accurate valuation. You should also check their professional indemnity insurance, as this will protect you in case of any errors or omissions in their valuation report. By taking the time to find a reputable RICS Valuer, you can be confident in the accuracy of your property’s valuation and ensure that you receive a fair and honest assessment of its worth.

Still looking for help?

What is a RICS Valuation?

A RICS Valuation is a professional assessment of the market value of property or land, taking a number of factors into account. It is often carried out for mortgage purposes, financial matters, government schemes, such as Help to Buy, building insurance purposes or as part of a building survey to ensure that the property is a sound investment.

Why do I need a RICS Valuation?

There are some situations that officially require a RICS Valuation. These include Help to Buy or Share Ownership scheme homes, which after a set period of time are remortgaged following a new valuation on the property. You will also need a RICS Valuation if you are obtaining a valuation for other legal reasons, such as probate purposes or when disputing Right to Buy claims.

What does a RICS Valuation include?

A house valuation begins with an external and internal inspection of the property carried out by a Valuer. They will make notes on the condition of the property and its key features. The Valuer will then go back to the office and carry out extensive research to establish the value of the property, in line with current market conditions. You will then receive a RICS Valuation report by email, which details the Valuer’s findings and a definitive value for your property. Find out more with our guide to the ins and outs of a RICS Valuation.

How long does a RICS Valuation take?

A RICS Valuation inspection normally takes between 20 and 40 minutes, however this can vary depending on the property. For larger properties, or properties with highly unique or complex characteristics, the valuation normally lasts longer than that. Once the inspection is complete, the surveyor will compile a report, which you can usually expect to receive within five working days.

What’s the difference between a RICS valuation and an estate agent’s valuation?

A RICS Valuation is carried out in accordance with RICS standards and therefore provides a more unbiased and independent view in regard to the property’s value. Although estate agents can provide a professional valuation, their valuation is usually calculated in order to attract listings. Therefore, their valuation may be higher than other, impartial parties. This can lead to properties being overpriced and thus difficult to sell. However, a RICS valuation only serves your interest, by providing an accurate and realistic value for your property. In situations where you need a valuation for legal purposes, such as repaying a Help to Buy loan, an estate agent’s valuation may not be valid.

How much does a RICS Valuation cost?

The cost of a house valuation varies, as the price generally depends on the size of the property. However, a RICS Valuation usually costs between £200 and £350 (excluding VAT).

Some companies offer free online valuations; however, this is unlikely to reflect an accurate value of your home. A RICS valuation may cost more, but the Valuer inspects the property first hand, and then uses published guidelines and comprehensive market research to ensure the value you are provided with is precise.

Who can carry out a RICS Valuation?

A RICS Valuation must be conducted by a RICS Registered Valuer that holds the AssocRICS, MRICS or FRICS credentials, thus the valuation is carried out in line with RICS guidelines.

How do I book a RICS Valuation?

That’s easy, just complete this form and we’ll do the rest. Alternatively, you can contact CJ Bloor if you have any unanswered questions and want to speak to a member of the team obligation free.

How long is a RICS Valuation valid for?

RICS Valuations are usually valid for three months from the date of the report. However, house prices are directly related to the state of the market, so it’s a good idea to get a property valued as close to the time you want to sell – particularly if the current market is volatile. Read our blog for more tips and information on when to book a valuation.

If your valuation is due to expire, you can contact CJ Bloor within two weeks of the expiration date and we will undertake a desktop valuation. The desktop valuation will be valid for another three months.

Who does the RICS Valuation Report get sent to?

The report is confidential to the client (you) only. You will receive the report by email and it will not be sent to anyone else.

Are RICS valuations accurate?

If your home valuation is carried out by a RICS Registered Valuer, they will combine an expert assessment of the property with extensive research of the market to ensure the valuation is correct and current. Although some valuations can be calculated online, a first-hand assessment of your home is much more likely to be accurate.

Additionally, by serving the client’s (your) interests only, and by adhering to standardised and regulated industry guidelines, a RICS Valuation is considered to be unbiased and impartial. Therefore, you can rest assured knowing the valuation you receive is accurate and indicative of your property’s value within the current market.

What is a RICS Red Book Valuation?

A RICS Valuation, as opposed to other sources of home valuations, ensures that the RICS Registered Valuer carrying out the assessment adheres to standardised, objective guidelines. For this reason, they’re often called ‘Red Book’ valuations, which refers to the Red Book published by RICS outlining the regulated set of rules and standards. This means that the value you receive is fair and accurate, as the Valuer is an independent and impartial party. This is particularly important for certain circumstances such as for divorce proceedings or probate for example.

Do I need a RICS Valuation for Help to Buy?

The Help to Buy scheme allows homebuyers to borrow up to 20% of the property’s asking price from the government. When it comes to paying back the loan, or selling the property, you will need to get a new valuation with the property’s current market value. The amount you pay back will be 20% of the current market value, which is why it’s important that the valuation is accurate.

In order to comply with the criteria set out by Target HCA, the administrators of Homes England for the Help to Buy Scheme, the valuation must be a RICS Valuation and carried out by a RICS Registered Valuer. You can find out more about Help to Buy Valuations on our dedicated page.

Do I need a RICS Valuation for probate?

It is heavily advised that you use a RICS Registered Valuer to carry out your valuation for probate purposes. For probate, you must submit a valuation to HMRC, who will then calculate how much Inheritance Tax is to be paid on the property. It is the executor of the will who is responsible for ensuring the correct amount of Inheritance Tax is paid. Miscalculations can lead to penalties. RICS Valuations ensure that the valuation provided is accurate, and the report is completed to the standards required by HMRC. RICS Valuations can also be used in court as legal documents if the valuation is queried. Read more about RICS Valuations for probate here.

Do I need a survey as well as a RICS Valuation?

In short, it depends on your individual needs. A valuation will provide you with an accurate value of your property, which considers the key characteristics and size of your home and the present housing market. On the other hand, a survey considers in detail the condition and structure of your property, and can uncover any defects. This is particularly important if you’re purchasing a home and want to understand whether it’s worth the investment. Although they serve two different purposes, together they can provide a more holistic assessment of your home. You can find more information on the difference between surveys and valuations in our blog.
