A RICS Valuation is a professional assessment of the market value of property or land, taking a number of factors into account. It is often carried out for mortgage purposes, financial matters, government schemes, such as Help to Buy, building insurance purposes or as part of a building survey to ensure that the property is a sound investment.
There are some situations that officially require a RICS Valuation. These include Help to Buy or Share Ownership scheme homes, which after a set period of time are remortgaged following a new valuation on the property. You will also need a RICS Valuation if you are obtaining a valuation for other legal reasons, such as probate purposes or when disputing Right to Buy claims.
A house valuation begins with an external and internal inspection of the property carried out by a Valuer. They will make notes on the condition of the property and its key features. The Valuer will then go back to the office and carry out extensive research to establish the value of the property, in line with current market conditions. You will then receive a RICS Valuation report by email, which details the Valuer’s findings and a definitive value for your property. A RICS Valuation inspection normally takes between 20 and 40 minutes, however this can vary depending on the property. For larger properties, or properties with highly unique or complex characteristics, the valuation normally lasts longer than that. RICS Valuations are usually valid for three months from the date of the report. The Help to Buy scheme allows homebuyers to borrow up to 20% of the property’s asking price from the government. When it comes to paying back the loan, or selling the property, you will need to get a new valuation with the property’s current market value. The amount you pay back will be 20% of the current market value, which is why it’s important that the valuation is accurate.
