Local safety is one of the most overlooked factors in a property purchase. It affects your quality of life, your home's future value, and your ability to sell. This page combines two sources: Numbeo's published crime index for UK cities with enough resident data, and our own analysis of safest market towns commonly recommended to homebuyers.
What the Crime Index Measures
The Numbeo Crime Index is a composite score derived from resident surveys covering perceived levels of crime, safety during the day and at night, property crime, violent crime, and corruption. A lower score indicates a safer area.
- Scores below 30 indicate low perceived crime — most residents feel very safe.
- Scores between 30–50 are moderate — typical of many UK cities and suburbs.
- Scores above 50 indicate higher perceived crime — characteristic of some major urban centres.
- This is a perception-based measure. For recorded crime figures at postcode level, use the official police.uk crime map.
Lower crime scores tend to concentrate in the South East, East of England, and parts of North Yorkshire. Larger metropolitan areas in the Midlands and North West score higher — though this masks significant variation within cities. Market towns and suburbs near major employment centres often offer a good balance: low crime with practical access to city amenities.
Safety and Property Values
Research consistently shows a correlation between local safety and property values. Areas with falling crime rates tend to see above-average house price growth. Conversely, properties in high-crime postcodes can be harder to sell and may require deeper discounts.
- Mortgage lenders monitor crime data in some areas and may apply restrictions on high-risk postcodes.
- Buildings insurance can be significantly more expensive in high-crime areas — worth checking before exchange.
- A RICS survey will not directly assess crime risk, but your surveyor can flag signs of neighbourhood decline — fly-tipping, vandalism, poorly maintained common areas — that may affect value.
- Crime rates change. Always check the most recent data for the specific postcode, not just the town average.
