Chartered surveyors in Stretford

6 RICS surveyors covering 1 postcode district around Stretford, in the North West. RICS Home Survey Level 2 and Level 3, and RICS Residential Valuation.

A quarter of Stretford was built between 1900 and 1929, fourteen points clear of the national picture, which makes Edwardian and early interwar construction the town's default rather than its exception. That means solid or early cavity walls, original roof structures now well over a century old in places, and service installations that have been renewed in layers. Nearly a fifth of the stock has gone up since 2000, so the other half of the work is snagging-class defects, render systems and cavity trays.

Drawn from official open data for this area, not written from a template. It tells you what a survey here has to account for. It is not a substitute for the formal searches, and we say where those live.

What that means on an inspection

1900–1929

Mostly solid-wall terraces and early semis, with cavity construction beginning to appear toward the end of the period. Slate damp-proof courses are usual, along with timber sash windows and slate roofs.

What we usually find. Much the same pattern as the older stock, with the addition of early cavity walls where wall ties may now be corroding. Original roof coverings are commonly nearing replacement, and rear additions of this age are frequently built to a lower standard than the main house.

Worth knowing. Where a property has been re-roofed or extended, the junction between old and new is normally where water gets in. It is worth establishing what was done and when.

2000 onwards

Modern insulated construction to current Building Regulations, normally with a ten-year structural warranty, high levels of airtightness and mechanical ventilation in the newest homes.

What we usually find. Structural defects are uncommon; the recurring themes are condensation and interstitial damp where airtight construction meets ventilation that is switched off or never commissioned, along with workmanship snags in newer developments.

Worth knowing. On flats and any property with external wall insulation or cladding, establish the position on fire safety documentation early, as it can hold up a sale regardless of the building’s condition.

These are tendencies of the local stock, not findings on any particular house. A well-maintained Victorian terrace can be in better order than a neglected 1990s semi, which is the entire reason a survey is done on the building in front of you rather than on its postcode.

Most often 1930s and 40s. Wall-tie corrosion and bridged cavities are the usual structural concerns, and sub-floor ventilation is often obstructed by later paths, patios or extensions, which brings damp and timber decay to the ground floor. Original roof coverings are typically at the end of their life. Your report is written around what your property actually is.
