Greater Manchester is where this practice does most of its work, with well over a thousand reports issued across the county since 2023, more than anywhere else we cover. The housing runs the full range without a single dominant era, from the terraces that survive in numbers in Bury and Bolton, through the 1930s semis around Stockport, to a substantial post-2000 layer, which is why about a quarter of our jobs here are on homes built this century. Almost every town we cover in the county sits over coal, the Lancashire Coalfield across the west and centre and the Manchester Coalfield under the Oldham and Tameside side, so a mining report is one of our most frequent recommendations here. The Irwell, the Mersey and their feeder brooks thread through nearly every town we work in, and flood designations are dense across the conurbation, so the water questions get asked early out of habit. What makes the county interesting to survey is how quickly it changes: six miles can take you from solid-walled Victorian streets to an estate still under warranty, and the report has to change with it.
